What are the requirements for my site?

You need enough space to accommodate the unit. The Glass House unit comes in various sizes, and it would be good to have clearance on both sides for views and to get into it. For a comfortable fit, we recommend an area around double the size of the unit.

You need an area where we can bring in the unit, and about 5-7 ft across is helpful; think two-wheelbarrows side-by-side of space of opening, whether it’s fencing to go through or side home clearance. 

Do I need a permit?

Kiro Glass House is designed to a specific height and square footage, so that permits are not usually required for the majority of states and localities. However, as regulations do change, we always recommend checking with your local authorities or homeowner’s association. There are over 3000 regulating city and county code entities in the United States and each one differs a little. Be sure to check out the local requirements and homeowner’s associations, are very picky about their neighborhoods, so check with them before purchasing. 

In 95% of the country you don’t need a permit, but check with local authorities and ability to legally have an auxiliary dwelling/building on your property. Some places are strange with requirements, where if it’s used as an office you don’t need a permit, but using the dwelling as an extra bedroom then you do. We don’t assist with local permitting, but your trusted handyman and city code office is a good place to start. 

How long does it take to get it?

We aim to get the unit manufacturing, delivered and setup within 90-days. Delays that could affect this is how remote your location is and production schedule. If your location is just not feasible and way too remote, then we will communicate this that it can’t be delivered. Right now, we can only deliver to the contingent United States, so we are sorry if you live in Alaska and Hawaii. Communicate with us and we will try to find a solution. 

How big is the Kiro Glass House?

The Kiro Glass House comes in different sizes including:

Small Glass House, 8ft wide by 12ft long (96 sqft)

Medium Glass House, 8ft wide by 16ft long (128 sqft)

Large Glass House, 12 ft wide by 16ft long (192 sqft).

Can I customize my Kiro Glass House?

Yes! We have a number of choices for you to make for your unit super special. Choose your color, type of siding, materials and upgrades. This will be done with the Success Manager after purchase.

Can I heat/cool my unit?

Yes! The following AC and heating combinations are available:

Portable AC Only: Portable AC unit is included in every unit at no additional cost

Portable AC + Heat: Add a heating unit to the same portable AC for an additional $500

Upgrade to Mini-Split AC+Heat: Add an additional $2500. The home or power source will need to be able to accommodate 50 amps.

After purchase, the Success Manager will reach out to discuss process, color preferences and determine the best option AC + Heat in your region. No need to decide at time of purchase and you have time to decide.

How does payment work?

We accept payments through major credit cards and credit card processing and security is performed through Stripe; one of the most secure processors for retailers.

We don’t accept payment plans at this time and don’t anticipate it in the future. There are third-party loans that could be used, but we don’t work with any specific bank or financial institution.

There is a second payment option of doing a direct ACH wire or e-transfer and can give you our account information if that is an option. If you decide to do an ACH wire, we give you the AC + Heat $500 upgrade for FREE because that's roughly what we're charged to process credit cards through Stripe.

Is there a refund after purchase?

We make every Kiro Glass House custom for each customer. We don’t keep extra inventory and every order is made only after purchase. We don’t offer refunds, so please reach out to us with any questions prior to purchase. We understand that sometimes changes in life will happen, so reach out to us and we will try to accommodate any potential changes. We are here to help at any time.

Is there a warranty period for the Kiro Glass House?

The Kiro Glass House comes with 3-year warranty for manufacturer defects. If something doesn’t perform as expected, we’ll replace it or get it fixed.

Similar to a window in a home, there is a potential that glass on the frame can break if there is signficiant hail, natural disaster or you throw a hammer at it. In the case of breaking not due to manufacturer defects, it’s not covered under the warranty. It takes a lot to break the Low-E 366 insulated and it withstands various types of weather, but similar to a home during a hurricane, it can’t withstand a 2x4 launched at it with high speeds.

What kind of surface is suitable to build on?

Suitable surfaces include brick, concrete, gravel and grass. The foundation is uniquely engineered to bear the weight of the Glass House and an additional metric ton without the need for ground fixtures.

Can I set up Kiro Glass House on a slope?

While flat ground is always best for ease of assembly, one of the best characteristics of the Kiro Glass House foundation is its stability even if the ground is not completely level. We do recommend that any slope does not exceed 4-inches.

Can I move it to another location once it’s set up?

Kiro Glass House can be disassembled and put up again at its new location.

How do I power up Kiro Glass House?

It has a simple port for power connection, so all you need to do is connect the outdoor wire to an existing power source from your home. The unit comes with a 30 amp plugin with a 50-ft cord to plug directly into the home. There are four outlets that are placed in the unit with modern switches. If there is anything specialized needed, please update the Success Manager during the first meeting.

Additionally at no-charge, we have made the electicial component to be more easily connected diriectly to a home or electrical grid without the need of using the “Plug-in” feature. This will need to be done independently of purchase by a local electrician. The local electrician will know if there is a need for permitting. We suggest to check with local regulations and permitting authorities prior to purchase. Please update the Success Manager if there is an intent to do this. 

You have two options for power and both are included to accommodate different situations.

Can I install a heating and cooling unit after purchase?

Yes, you can. A better option is for an upgrade for us to install a mini split that is air conditioning and heat in one.

What makes Kiro Glass House sound-insulating?

Kiro Glass House is constructed from a number of durable materials built to commercial and home standards. The insulating foam layer doesn’t just block out sound, but is heat and fire-resistant. The Low-E 366 insulated and tempered safety glass goes a long way towards preserving the peace and quiet of your modern refuge. 

Does Kiro Glass House support additional fixtures?

We suggest not hanging anything from the three sides of glass. In addition, we don’t recommend hanging anything on the main wall because there are many electrical and support connections that are not seen. Also, we can’t guarantee third-party accessories to hang on the glass, so that’s why we don’t suggest it.  

Do you offer assembly and delivery services?

We manufacture, deliver and assemble the unit on your property. This is included in the price. Our Success Manager will reach out to you for pictures after purchase of where to put the Kiro Glass House for an easier install day. Reach out to us prior to purchase if there are questions regarding location installation or other questions.
