A Goal to accelerate the building of beautiful homes built to permit, completely constructed within months, majority “Made in the USA” material used in the structure and at a fraction of the cost of traditional publicly-traded tract home companies.

A home where you can raise a family and start the “American Dream” of home ownership. A home that is more overbuilt than the standard tract home from a publicly-traded company only interested in more profits and not a product that stands the test of time. A home that is comprised of raw materials that comes majority from the US. Our goal at Kiro Action Homes is to spur American ingenuity, growth of the family unit, and that starts with a beautiful home that isn’t priced at a million dollars.

Our goal is to deliver a beautiful mid-century modern home at 300k in a beautiful development within an urban location.

 
 

Essential Information and Guidance

  • At Kiro Action Homes, our focus is to address housing in the 1500-2000 sq ft range. Commonly, referred to as “starter homes”, but that’s not how we see it. We see it as a home that has enough space to raise a family, office to work from home with and offers the potential for the “American Dream” without breaking the bank. We are addressing a failure in the home building economy, where housing has become too expensive with only national or custom builders building much larger homes.

  • Our goal is to deliver beautiful homes with styling that is opposite of those cookie-cutter national builders that are publicly-traded. A modern home where there is no compromise on quality of the build. In fact, it’s more overbuilt than the typical national builder using stick-frame building.

  • For the first phase of rollouts, we are the developer and builder of these developments. Depending on the development, we will be building 10-25 homes in each neighborhood. Building homes on individual lots will be accommodated in Phase 3 rollouts. There will be one and two-story options ranging in size.

  • Our founding goal was to focus on “Made in the USA” products. With every option, and there are many, we will give you the country of origin and percentage of each model home that is American-made. Having the knowledge knowing that the structural steel framing comes from Ohio, wood framing coming from Canada and country origin of sheathing allows for a more informed consumer.

  • A typical national builder will use stick framing onsite with a cardboard sheathing to cut costs.

    Our builds are made to last with either steel or wood framing. For the strongest build, it’s a primary structural steel frame with infill steel studs, similar to what you see on commercial high-tower build. For wood framing, it will come with a stick-built build frame with ZIP wood sheathing.

    The outer layer could be brick, stucco or limestone.

    The home is built to last incorporating various construction technologies that make it waterproof, expandable in the future, and modern with the newest amenities.

  • There are two distinct styles in each development that include: Mediterranean and Mid-Century Modern. Each style is unique in their own character with meticiolous design choices from our designers.

  • Tract style homes built by manage of the nationally publicly-traded builders suffer from quality workmanship and materials used. The national tract builders are always looking to cut costs. They will use average or below-average subcontractors to keep costs low. They will use building products made for use in the 1970’s because it’s a cheaper option.

    Just do a simple Google search by inserting one of the national publicly-traded companies followed by “issues” and you’ll see thousands of examples.

  • A typical tract home will take 9-12-months to build. At Kiro Action Homes, our homes are completed in 3-6-months. The speed is a combination of factors. Our own team are building the homes with no outsouced labor instead of waiting around for contractors. Our manufacturing building technology that allows the homes to be completed quicker. Our building tracking tech that allows for expedieted permitting and standardization. The combination of those factors allows to build a higher quality product in a fraction of the time with our own teams.

  • The promise of the 3D printed homes was lower cost and speed of build; unfortunately, both haven’t lived up to expectations.

    3D printed homes ended up costing much more in price because concrete, even if it’s your own formulation, is very expensive. The initial assessment was less labor would be used in a 3D home build, but it turned out to be more labor is used. The walls are 3D printed, but not the following: plumbing, electrical, windows, door, kitchen, bathroom, finishes, HVAC, trusses, roof, connecting a second floor or connecting the 3D portion to conventional build of the home. The only portion that is 3D printed is the first-floor walls, which doesn’t account for the majority of the actual build. It turned out that 3D homes take longer to build because of the complexity of intertwining different materials of concrete and stick built construction, such as the wood-framed roof to the concrete first floor walls.  

    There are many 3D printed home companies and it’s hard to find one of their homes under a million dollars. The reduction of the cost didn’t happen. Many of the companies have failed and had numerous layoffs because the product has not met initial expectations. We would encourage to do a simple internet search.

    Most importantly, concrete is not environmentally friendly.

There are Two Types of Builders in the World

First Type of Builder: The priority is to wake up every day to build a better home, better quality and incorporate technology to impove the build.

Second Type of Builder: What can I do to make more profit. To make more profit means to lessen the qaulity of the materials in the home to capture that difference. This is where nearly all the publicly-traded tract building companies are now.

At Kiro Action, we are here on a real mission. You constantly hear that from companies, and most of the time, it’s just a marketing gimmick. From the start of Kiro Action, our goal was simple: make stunning homes with the majority of materials sourced in the USA made for families to start their home ownership desires and could be bought with an average salary. We used years of building our mobile modulars as a real-world research and innovation working with numerous billion-dollar-companies to get to the stage of today; building a stunning home for families.

Our thesis is simple. Without home ownership, everything gets delayed in life. Marriage is delayed. The potential for children is delayed. Having the ability for home ownership earlier in life, with the space to grow, is like a jet-propelled pack for the next stages in life. In the US and over previous decades, modest employment with one job could afford a house, vehicle and raise a family. Home affordability has grown out-of-reach for the majority of the US population. While we can’t fix everything, we have the opportunity to fix housing starting in Central Texas to beyond.
